Access Statement for Turnip House, Haybarn,
Barley Store and Engine House,
Dickinson Place Holiday Cottages, Allonby

Introduction

Dickinson Place is a family owned business which offers seven self catering cottages converted from the original farm buildings. We also have a small caravan park onsite for privately owned static caravans.
Set in a courtyard in the centre of Allonby village we are only yards from the main thoroughfare and beach, and all village amenities are within a short walking distance.
We have tried to provide as much information as possible in this statement however if you require any further information either before or during you stay please don't hesitate to ask.

Pre-Arrival  

  • We accept enquiries and bookings via telephone, email and Type Talk calls. We also accept bookings over the internet on the Cumbria Tourism website www.golakes.co.uk, or via the tariff page of our website www.dickinsonplace.co.uk. 
  • We can post or email a copy of this access statement as required. It is also available in larger print.  
  • Use of a car is recommended but not essential. A bus service to the nearest towns of Maryport (4 miles) and Silloth (8 miles) comes through the village and the nearest bus stop for this is just over the road. The nearest train station and taxi services are in Maryport. Details for these services can be found in the 'Information File' in all our cottages or can be sent to you on request.  
  • We accept Tesco and ASDA grocery deliveries by prior arrangement (please telephone us before booking your delivery slot).
  • The nearest shop-mobility scheme is in The Lanes Shopping Centre, Carlisle (25 miles away). 
  • This access statement is available on our website and in the ‘Information File’ in each cottage and Information Centre. It is produced in size 14 font which can be increased on request.


Arrival & Car Parking Facilities

  • Access to the courtyard is over part level concrete and part cobble road and through a 10 feet entrance.
  • There is ample off road parking (in main courtyard and rear car park). 
  • Assistance with luggage etc is available from the car parks to the cottages if required. 
  • The courtyard, driveway, car park and routes to cottages are levelled concrete.  There are two speed bumps on the driveway up to the rear car park and caravan park. 
  • All four cottages have a step up to entrance.
  • The following have ramps to entrance: Information Centre (with hand rail in left) and Laundry Room (with hand rail on left). 
  • The whole park is well lit with Victorian lamp posts and sodium wall lights. Turnip House & Haybarn cottages have outside front porch lights.
  • There is a large sign on courtyard entrance and a small sign at reception door displaying contact numbers for resident owners.


Main Entrance
Turnip House 

  • The front entrance is a covered porch with a fully glazed upvc door hinged on the left. There is one step down into the hallway.
  • The second entrance has a raised threshold and leads from the living room. It is a fully glazed upvc sliding door which opens on to a raised sandstone patio (two steps down in courtyard). 
  • There is an outside wall light in covered porch (switch in hallway).


Haybarn

  • The front entrance is a covered porch with a fully glazed upvc door hinged on the right. There is one step down into the hallway.
  • The second entrance has a raised threshold and leads from the living room. It is a part glazed upvc door, hinged on the left, which opens onto a blocked paved area in the communal garden.
  • There is an outside wall light in covered porch (switch in hallway) and one next to rear door (switch in living room).
  • There is an outside wall light in porch (switch in hallway).


Barley Store

  • The front entrance has one step up to the door.  The door is wooden, fully glazed, hinged on the right and with a raised threshold. It opens into a hallway.
  • There is no outside wall lights to front entrance.
  • The second entrance has a level threshold and leads from the living room. The door is wooden, fully glazed, hinged on the right and opens on to the garden.


Engine House

  • The front entrance has one step up to the door.  The door is wooden, fully glazed, hinged on the right and with a raised threshold. It opens into a hallway.
  • There is no outside wall lights to front entrance.
  • The second entrance has a level threshold and leads from the dining room. The door is wooden, fully glazed, hinged on the left and opens on to the garden.


Public Areas - Hall, Stairs, Landing, Corridors etc
Turnip House & Haybarn

  • The hallway has stone tile flooring and leading off from this is a kitchen, storage cupboard, downstairs WC and living room. There are light switches for hallway, porch, downstairs WC and upstairs landing lights.
  • There are stairs with left side handrail leading to the first floor landing.
  • The stairs and landing have short pile carpet.


Barley Store & Engine House

  • The hallway, with sandstone flagstones, leads off to a kitchen, downstairs WC and living room. There are light switches for hallway, downstairs WC and upstairs landing lights.
  • Barley Store has stairs, with right side handrail, leading to the first floor landing. Engine House has stairs, with handrails on both sides, leading to the first floor landing.
  • The stairs and landing have short pile carpet.


Living room
Turnip House 

  • Moveable furniture includes a leather two seater sofa and chair, floor lamp, coffee table, small book case, and a round dining table with four wooden armless chairs.
  • There is LCD TV with freeview, DVD player, CD and radio. 
  • Flooring is oak effect laminate with a rug.


Haybarn

  • Moveable furniture includes 2x leather two seater sofas, floor lamp, coffee table and a small book case.
  • There is a TV, freeview box, DVD player, CD and radio. 
  • Flooring is oak effect laminate with a rug.


Barley Store

  • Moveable furniture includes three and two seater leather sofas, floor lamp, coffee table, and dining table with four wooden armless chairs and two wooden chairs with arms.
  • There is TV, freeview box, DVD player, CD and radio. 
  • Flooring is short pile carpet with stone tiles at the garden door.


Engine House

  • Moveable furniture includes leather three and two seater sofas and chair, floor lamp and coffee table.
  • There is TV, freeview box, DVD player, CD and radio. 
  • Flooring is short pile carpet.


Bedrooms
Turnip House

  • There are two bedrooms, double and single, which are accessed from the upstairs landing.
  • Double room has a 5ft bed, bedside cabinets, chair, wardrobe and chest of drawers. There are two bedside lamps and one ceiling light.
  • Single room has a 3ft bed with bedside cabinet, a wardrobe with drawers and a dressing table with stool. There is one bedside lamp and one ceiling light.


Haybarn 

  • There are two bedrooms, double and twin, which are accessed from the upstairs landing.
  • Double room has a 5ft poster bed, bedside cabinets, chair, wardrobe and chest of drawers. There are two bedside lamps and one ceiling light.
  • Twin room has 3ft beds with bedside cabinet, chair, chest of drawers and wardrobe. There is one bedside lamp and one ceiling light.


Barley Store

  • There are three bedrooms, double, twin & single, which are accessed from the upstairs landing.
  • Double room has a 5ft bed, bedside cabinets, chair, wardrobe, chest of drawers and dressing table with stool. There are two single wall lights (switch by headboard), one wall spot light and one ceiling light.
  • Twin room has 3ft beds with bedside cabinet, chest of drawers and wardrobe. There are two single wall lights (switch by headboard) and one ceiling light.
  • Single room has a 3ft bed, bedside cabinet and chest of drawers. The is a single wall light (switch by headboard) and one ceiling light.


Engine House

  • There are three bedrooms, main double, double & twin, which are accessed from the upstairs landing.
  • Main double room has a 5ft bed, bedside cabinets, chair, built in wardrobe/cupboard, chest of drawers and dressing table with stool. There are two single wall lights (switch by headboard) and one ceiling light.
  • Double room has a 4ft 6 bed, bedside cabinets and wardrobe. There are two single wall lights (switch by headboard) and one ceiling light.
  • Twin room has 3ft beds with bedside cabinet, chest of drawers and wardrobe. There are two single wall lights (switch above bedside cabinet) and one ceiling light.


General:

  • All beds have Sealy mattresses
  • Non feather duvet and pillows
  • Sheets, duvets and pillowcases are poly-cotton
  • All bedrooms have short pile carpet.
  • All furniture is moveable (except wardrobes) if more space is required.


Bathroom, Shower-rooms & WC (shared & en-suite)
Turnip House & Haybarn

  • The bathroom has a bath with power shower over, wash basin with glass shelf above, and toilet. All are standard height.
  • Radiator with towel rail above.


Barley Store & Engine House

  • The bathroom has a freestanding bath, wash basin with glass shelf above, and toilet. All are standard height. There is a radiator with towel rail.
  • Barley Store also has a shower enclosure with corner entry sliding doors. The shower tray is approx 90x90cm. 
  • Engine House has an en-suite shower room to the main double bedroom. There is a wash basin with glass shelf above, toilet (both standard height) and a rectangular shower enclosure with door sliding to the left. The shower tray is approx 115 x 70cm         
  • All bathroom floors are tiled.
  • There is a good colour contrast between floor, walls and furniture.


Downstairs toilet:
All cottages

  • Accessed from hallway. There is a toilet and wash basin of standard height and the flooring is tiled (sandstone flagstones in Barley Store & Engine House).


Kitchen
Turnip House & Haybarn

  • Work top, sink and hob are standard height. Cooker is built in under the work top, has a drop down door and can be accessed from both sides.
  • Hob and cooker are electric.
  • Cutlery is stored in drawers under work top. Crockery and cookware are stored in both floor and wall cupboards
  • Under counter fridge with 4* ice box
  • Well lit with halogen ceiling lights
  • Good contrast between floor (tiles), cupboards and other surfaces
  • Haybarn - There is a round wooden dining table with four wooden armless chairs.


Barley Store & Engine House

  • Work top, sink and hob are standard height. Cooker is built in under the work top, has a drop down door and can be accessed from both sides.
  • Hob and cooker are electric.
  • Cutlery is stored in drawers under work top. Crockery and cookware are stored in both floor and wall cupboards.
  • Barley Store has an under counter fridge and work top freezer. •Engine House has a fridge / freezer (fridge on bottom).
  • Well lit with halogen ceiling lights 
  • Good contrast between floor (sandstone flagstones), cupboards and other surfaces
  • Engine House - There is a dining table with six padded armless chairs. A fully glazed wooden door external door, hinged on left,  opens into the garden.


Gardens
Turnip House & Haybarn

  • Both cottages have use of the communal garden which is assessable from the main courtyard for Turnip House and rear door (living room) for Haybarn cottage. It is level grass with picnic benches and a raised decking area. The decking has three steps up (no handrail). There is a high wall and  handrail around it.
  • The garden is lamp lit from dusk until dawn by Victorian Lamppost with sodium light bulb


Barley Store & Engine House

  • Both cottages have their own gardens which are assessable from the rear of both properties. Both gardens have walls, hedging, are level grass and have wooden gates. There is a wooden picnic bench set on stone flags and plastic garden seats. The gardens are lit from dusk until dawn by sodium wall lights (one on each property).
  • Barley Store has a wide flagstone ramp from the garden door down to a second small wooden gate (to driveway and courtyard) and grass.
  • Engine House has a small level paved area at the garden door.


Laundry Room-Shared

  • This is situated behind the information centre. There is a block paved ramp, with handrail on left. The wooden door is half glazed and hinged on the left. Flooring is tiled.
  • Outside is a half lantern wall light which is lit from dusk until dawn.
  • Inside there is standard and emergency lighting. 
  • There are two top loading washing machines (92cm high) and a front loading tumble dryer.
  • All are coin operated (charges apply). 
  • Laundry Service available (charges apply)


Information Centre

  • Situated next to Milking Parlour cottage, there is a block paved ramp, with handrail on left, to the covered porch entrance.  The upvc door is fully glazed and hinged on the left. There is a small step down onto a tiled floor.
  • The outside wall light in the covered porch is operated by a sensor.
  • Well stocked with tourist information leaflets and housing a collection of farming implements. 
  • For safety reasons children must be accompanied by an adult.


Additional Information

  • All cottages are non-smoking
  • The cottages do not have telephones but a public telephone is situated 50 metres south of the park entrance. Mobile phone reception for most networks is good. A telephone is available at reception for emergencies.
  • Information regarding wheelchair hire is available on request. 
  • Contact details for doctors, hospitals and other emergency services can be found in each cottage.
  • Turnip House,Haybarn and Barley Store only - Dogs, including service dogs, are welcome by prior arrangement and a maximum of 2 dogs per cottage (charges apply).

  • All entrance ramps and the small level walkway through to Eight Byre and Milking Parlour entrances are block paved.  
  • The following have ramps to entrance; Eight Byre cottage, Milking Parlour cottage (with hand rail on left), Information Centre (with hand rail in left) and Laundry Room (with hand rail on left). 
  • The whole park is well lit with Victorian lamp posts, halogen wall lights and both cottages have outside lights.
  • There is a large sign on courtyard entrance and a small sign at reception door displaying contact numbers for resident owners.

Main Entrance

  • Eight Byre- There is a low gradient ramp, with no hand rails, to the only entrance. The half glazed upvc door is  87cm wide and hinged on the left.
  • Entrance door has a threshold with a 5cm drop down, and leads into open plan living, kitchen & bedroom area.  
  • There is an outside wall light at the entrance (switch on inside near door). 
  • Inside to the right of door casing are light switches for living room area, bedroom area, and outside wall light.
     
  • Milking Parlour- There is a low gradient ramp, with hand rail on left, to the front entrance. The door is 87cm wide and hinged to the left. 
  • Entrance door has a level threshold and leads in to an open plan living room and kitchen . 
  • There is an outside wall light at the entrance (switch on inside near door). 
  • Inside to the right of door casing are light switches for living room, kitchen area, and outside wall light.  
  • There is a second entrance, with a raised threshold, which leads from the living room area. This is a fully glazed upvc door and hinged to the left.  
  • Outside the second entrance is a level block paved patio and communal garden.  
  • There is an outside wall light at the second entrance (switch near door on inside)
